The building and land known as 263 Woodlawn Street, Winnipeg, as described in Certificate of Title No. 3022177/1 will be sold at auction on Tuesday , the 25th day of January, 2021, at 10:00 a.m. by teleconference. Due to COVID-19 restrictions, there will be no in-person attendees at the auction. The Vendor under Power of Sale is informed that there situate on the said land a detached single family one and half storey home of approximately 1,136 square feet, more or less. The Vendor under Power of Sale is also informed that the home contains a total to 7 rooms, 2 bathrooms, with a finished attic consisting of 450 square feet and an unfinished full basement. The Vendor under Power of Sale is further informed that the home is heated by forced air. The Vendor under Power of Sale is further informed the home contains a single detached garage consisting of approximately 352 square feet.

REALTY TAXES: The realty taxes with respect to the said land are paid in full to December 31, 2020 with the exception of any accruing outstanding water accounts as added or may be added to the tax roll.


TERMS: Deposit in the amount of $7,000.00 by way of bank draft or certified cheque and the balance according to auction sale conditions.

The building and land are to be sold subject to a RESERVE BID to be announced prior to the sale.The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar.
